PROJECT DESCRIPTION
Private Residence Club located on the side of a mountain within a world-renowned ski resort located at the edge of the Grand Teton National Park. Twenty-five (25) ultra-luxury custom condominium residences ready for fit-out of final interior finishes. No unit is the same. Ultra-luxury finishes consisting of exotic hardwoods, stone slabs, wall plaster, etc. Project is underway and completing drywall .
COMPENSATION
Salary commensurate with experience. Completion bonus – amount TBD. Temporary housing costs will be fully reimbursed. Bring own vehicle, vehicle allowance will be provided.
QUALIFICATIONS
- Must have 10-15 years of experience in luxury five-star interior public space construction and a minimum of 5 years of experience as a Finish Superintendent.
- Highly focused and quality driven individual.
- Highly organized and capable of managing large volumes of priorities in an intense environment.
- Positive team player on a large team of construction management professionals and experienced subcontractors.
- Verifiable references will be required.
- Effective communicator using all modern methods such as email, text, etc. and computer capable with field use of typical construction documentation software to verify and use plans and specifications.
DUTIES AND RESPONSIBILITIES
Bottom line responsibility for project delivery of twenty-five ultra luxury custom residences including associated common space hallways and elevator areas. Interface with Interior Rough Superintendent, MEP Superintendent, Schedulers, and Building Inspectors. Reports to Sr. Construction Manager for all building interiors.
- Exquisite Finish Management:
- Oversee the installation of the most exclusive and luxurious finishes, including custom cabinetry, marble and stonework, exotic wood veneers, and state-of-the-art lighting systems.
- Maintain meticulous attention to detail, ensuring flawless execution of intricate design elements.
- Collaborate closely with interior designers and architects to bring their visionary concepts to life.
- Quality Assurance and Control:
- Implement rigorous quality control protocols to guarantee the highest standards of workmanship.
- Conduct daily inspections to identify and rectify any discrepancies or imperfections.
- Maintain comprehensive documentation of all finishes and installations.
- Planning and Coordination:
- Develop and execute detailed daily and weekly project schedules that are consistent with the Project Schedule, considering the complexity and timeline of high-end finishes.
- Coordinate the work of specialized subcontractors and artisans.
- Proactively address challenges and implement solutions to ensure project milestones are met.
- Build and maintain strong relationships with Development Managers and Ownership.
- Provide regular updates on project progress and address Owner inquiries promptly.
- Anticipate and exceed client expectations through exceptional service.
- Manage and lead a highly skilled team of craftsmen and artisans.
- Foster a culture of excellence and dedication to quality.
Additional Job Responsibilities:
- Supervise Finish Construction : Take responsibility for and oversee all finish construction activities within Public Amenity Spaces, ensuring adherence to plans, specifications, local building codes, and compliance with permits and approvals.
- Coordinate with Project Leaders : Consult regularly with Site Superintendents, the Manager of Field Operations, and the Project Manager to maintain and adjust the project schedule, addressing design, safety, construction, engineering, and scheduling issues as they arise.
- Weekly Planning and Scheduling : Plan the upcoming week’s workload, prepare look-ahead schedules in alignment with the Construction Schedule, and coordinate labor and materials on-site to identify and address any issues that may impede progress.
- Cost Management : Work with the Cost Manager to maintain control over pre-approved T&M costs related to ASIs, RFIs, and CCDs, ensuring these are reviewed weekly with the Sr. Project Director. Assist in setting up and managing Potential Change Orders (PCOs) in the Contractor’s PCO Log.
- Safety Management : Enforce and maintain site safety in accordance with corporate safety policies, ensuring that all relevant documents, reference materials, and posted safety materials are up to date, and take any necessary actions to prevent unsafe situations.
- Building Inspections and Compliance : Be present for all building inspections, provide timely responses to Non-Conformance issues, and ensure all required inspections and authorizations are completed in accordance with project specifications and local authorities.
- Subcontractor Coordination : Coordinate with all subcontractors regarding their respective start dates, phase durations, and expected completion dates. Oversee all communication with Subtrades, including formal instructions, discipline, and sequence of work.
- Workflow Management : Establish and maintain an appropriate sequence for subcontractors’ work to ensure continuous workflow without interruptions, while monitoring performance and quality of work.
- Documentation and Reporting : Maintain a daily construction log and forward copies to the Sr. Construction Manager. Take daily and weekly photographs of construction progress and document all activities.
- Meetings and Communication : Hold weekly trade meetings and attend monthly site superintendent meetings with subcontractor trades.
- Continuous Oversight and Support : Provide ongoing support and cooperation to Sub-trades and Suppliers, ensuring effective communication, coordination, and adherence to the project schedule and quality standards
- Communication/Influence of Others: This position requires both written and verbal communication skills to communicate with both internal (project construction team) and external (trades and all stakeholders).
