Job Title Chief Engineer Job Description Summary Chief Engineer is responsible for the effective daily leadership of his/her staff, managing the engineering program to the highest level of quality work and customer service, as well as the administration of the engineering department in alignment with the management team, the C&W engineering platform, and client expectations. The Chief Engineer will perform at the highest ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. Responsible for planning, implementing, coordinating, and supervising all mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned properties. The Chief Engineer may be required to perform limited hands-on operational duties and is not precluded from performing Watch Activity. Job Responsibilities Supervise engineers and maintenance staff, including hiring, training, personnel development, etc. Ensure performance management, coaching, and development of team members through established HR processes and disciplinary actions. Participate and coordinate annual scheduling and execution of the C&W Safety Program, ensuring 100% compliance at his/her site. Manage operational accounts for the building, including variance reporting, and assist in developing operating and capital budgets. Oversee utility management, including tracking use, consumption, cost, and reporting. Conduct regular inspections of building systems and equipment, identifying and resolving issues. Assist in maintenance/engineering issues as required. Recommend and implement improvements for preventive maintenance programs. Develop, implement, and maintain an effective preventive and predictive maintenance program. Develop and maintain building-specific maintenance and safety procedure manuals and train personnel. Coordinate development and maintenance of an Operations Document Library. Formulate and conduct training on building-related systems and equipment. Coordinate maintenance efforts with outside contractors, tenant finish personnel, and engineers. Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical issues. Maintain communication with tenants, clients, property management, and vendors. Develop specifications and assist with maintenance/repair service contracts. Respond promptly to emergency situations and customer concerns. Implement inventory control programs, purchase parts and supplies. Ensure compliance with codes, regulations, and company directives. Support rehabilitation projects, including HVAC replacements, roof installations, plumbing repairs, etc. Perform project management tasks such as preparing feasibility studies, budgets, schedules, and managing construction and contracts. Perform approximately 50% operating engineer responsibilities. May be the only maintenance staff on duty during certain shifts and may require shift work or on-call duties. Minimum of 7+ years of related experience in a commercial property setting or equivalent education/experience in building systems operation, installation, and maintenance, with in-depth technical knowledge of HVAC, electrical, plumbing, fire/life safety, and control systems. Additional Qualifications Vocational/Technical training certificate Trade license (e.g., Journeyman or Master Electrician) Universal Technician for CFCs, if required Financial knowledge for budgets and reporting Familiarity with EMS/programming and fire alarm systems Basic computing skills (Outlook, Excel, Word) Knowledge of building systems, codes, and regulations Work Environment This role operates in a professional office environment, requiring travel between properties in varying weather conditions. Physical Demands Must be able to stoop, stand, climb, lift at least 50 lbs., crouch, reach, and move between locations. Clear communication and reading skills are essential.
