Position Overview: We are seeking a skilled Apartment Maintenance Technician to join our team and play a crucial role in maintaining the upkeep of our 120-unit property. The ideal candidate will have a strong background in apartment maintenance, repairs, and management. This role offers an opportunity to lead a team and make a meaningful impact by ensuring our properties are well-maintained and our residents receive high-quality service.
Responsibilities: - Supervise, coordinate, and assist the work of maintenance staff, including assigning tasks, and providing training and guidance.
- Oversee and assist with the maintenance and repair of plumbing, electrical systems, appliances, HVAC units, and other mechanical equipment.
- Conduct regular inspections of units and common areas to identify maintenance issues and ensure compliance with safety regulations.
- Respond promptly and efficiently to maintenance requests from residents and property management.
- Coordinate with vendors and contractors as needed for specialized repairs and services.
- Maintain accurate records of maintenance activities, work orders, inventory, and expenditures.
- Ensure compliance with company policies and procedures, as well as safety regulations and fair housing laws.
- Participate in on-call rotation and respond to maintenance emergencies outside of regular business hours.
Qualifications: - High school diploma or equivalent required; technical training or certification in maintenance or related field preferred.
- Minimum of 5 years of experience in maintenance, with at least 1 year in a supervisory or leadership role.
- Strong knowledge of plumbing, electrical, HVAC, and appliance repair.
- Excellent leadership, communication, and interpersonal skills.
- Ability to effectively prioritize tasks, manage multiple projects, and meet deadlines.
- Proficiency in computer applications, including maintenance management software.
- Valid driver's license and reliable transportation.
- Knowledge of Section 8 housing regulations and requirements is preferred.
